Explore Dubai by community

Dubai’s communities each offer a different mix of property types, developers and lifestyle. Use this directory to browse the areas where Banyan Tree Real Estate currently has published projects, compare what is available, and open any community for its projects, property types and developer information. Availability changes often, so confirm current options with an advisor before deciding.

Where you can buy in Dubai

Dubai allows foreign nationals to own property on a freehold basis in designated communities across the city, from the coast to the inland master-planned districts. These freehold zones are where most international buyers focus, and they cover a wide spread of budgets and lifestyles. Other areas operate on leasehold or are reserved for UAE and GCC nationals, so the ownership type always depends on the specific community and project. This directory lists the communities where Banyan Tree Real Estate currently publishes projects, each linking through to the projects, property types and developers available there. Before committing, confirm the ownership type, the developer’s registration and the project’s permit with an advisor, because the details that matter most are set at the project level rather than the area level.

Waterfront, golf, family and urban districts

Dubai’s communities tend to fall into a few broad characters. Waterfront and island districts offer sea views, beaches and marina living, and are popular with buyers who want leisure on their doorstep. Golf and green communities are built around courses, parks and schools, and suit families and those wanting more space. Central, high-rise districts place residents close to business hubs, dining and metro connections, and often appeal to professionals and investors focused on rental demand. Emerging master-planned areas can offer newer layouts and staged payment plans at earlier price points, in exchange for a longer wait to handover. None is inherently better; the right character depends on how you plan to use the home, your budget and your timeline, which is exactly what an advisor can help you weigh.

How to choose the right community

Start with how you will use the property. If you will live in it, weigh the daily commute, nearby schools, healthcare and the everyday amenities you actually use. If you are investing, look at rental demand, the mix of ready and upcoming supply, and the service charges that affect net returns. Consider the stage of a community too: established areas offer proven infrastructure and a track record, while newer districts can offer lower entry points and modern layouts but less certainty. Visit in person or on a video call where you can, compare a shortlist rather than a single option, and read each project’s documentation carefully. Our advisors can arrange comparisons and answer specific questions once you have a sense of the communities that interest you.

Ready homes and off-plan by community

Within most communities you will find both ready homes and off-plan projects. Ready homes can be inspected and occupied or rented immediately, which suits buyers who value certainty and want to see exactly what they are getting. Off-plan projects are bought before or during construction, usually on a staged payment plan with a payment at handover, and can offer newer designs and more flexible terms in exchange for a wait. Some communities are dominated by one or the other depending on how mature they are. When you open a community page, the projects shown reflect what we currently publish there; an advisor can confirm which are ready and which are off-plan, along with current availability and terms.

How to use these area pages

Each community page brings together the projects we currently publish in that area, the developers active there and the property types available, with internal links so you can move between related communities, developers and guides. Availability changes as projects sell out or new ones launch, so treat the pages as a current snapshot rather than a fixed list, and reconfirm details before deciding. If a community you are interested in is not listed yet, it simply means we do not have a published project there at the moment — tell an advisor what you are looking for and we can let you know when suitable options appear or point you to comparable communities.
